I've always had an entrepreneurial spirit. When I was just five years old, I would visit Auntie Liu’s grocery store and watch her and her husband run their business. In the evenings, I would tell my mom over and over that one day, I’d have a business of my own. Even at that age, I understood the importance of profit margins and how rewarding it could be to build something from the ground up.
Entrepreneurship runs in my family. My father led a manufacturing company in my hometown, taking over a failing, government-run factory that was on the brink of bankruptcy. Through hard work, he expanded product lines, restored the company’s reputation, and built an international customer base. My mother, on the other hand, became a small landlord. Since we didn’t have much money to start, she did much of the labor herself—laying bricks, drilling wells, painting walls, and installing flooring. She was so handy that I sometimes wondered if I was truly her daughter because I wasn’t nearly as skilled! But perhaps she worked so hard so that my brother and I wouldn’t have to.
In 2008, I moved to the U.S. to pursue my master’s degree in accountancy at Saint Louis University—right as the financial crisis hit. I remember asking my finance professor, who had worked on Wall Street, how long he thought the economy would take to recover. He sighed and said it would take years. Around the same time, I had a conversation with my father’s cousin, a self-made entrepreneur who later built a multi-billion-dollar public company in China. His advice was simple: “Yang, buy real estate if you can—it’s a good time to buy.” This was when the market was at its lowest, and while most people were panicking, he saw an opportunity. He was right. A year later, the recession ended, and the real estate market started climbing. That lesson stuck with me: Knowledge is valuable, but vision and action make all the difference.
After graduating, I worked in procurement for a trading company for four years, followed by eight years in accounting and finance within the banking industry. I earned my CPA license and started preparing tax returns for family and friends as a side job. My personal journey in real estate began in 2014 when my husband and I bought our first home in Watertown and rented out his townhouse. I quickly saw the financial benefits—passive income, tax deductions, and property appreciation. Over time, we used a 1031 exchange to reinvest our gains while deferring taxes. I also learned how many landlords achieve financial freedom through the BRRRR method (Buy, Renovate, Rent, Refinance, Repeat), which allows ordinary people to build wealth over time.
Inspired by the numbers and my own experiences, I started my real estate career part-time in 2020 and transitioned to full-time in 2024. It’s not just a job—it’s a passion. Helping my clients achieve their homeownership and investment goals is incredibly rewarding, and in many ways, it brings me back to my childhood dream of being an entrepreneur.
Today, I am a dedicated real estate agent at a boutique brokerage, offering a personalized and flexible approach to buying, selling, and investing in real estate. Unlike large corporate firms, I focus on quality over quantity, ensuring that each client gets my full attention and expertise.
With deep local market knowledge in Watertown, Waltham, Belmont, Newton, Wellesley, Lexington, and the greater Boston area, I provide insights that big-brand firms often overlook. I have strong relationships with local inspectors, lenders, and contractors—connections that help streamline the home buying and selling process.
I take pride in negotiation flexibility and tailored strategies to meet each client’s needs. Working at a small brokerage allows me to make quick decisions, adapt to market changes, and offer creative marketing solutions beyond the standard corporate approach. Most importantly, I believe in building lasting relationships with my clients. Whether you're a first-time homebuyer or a seasoned investor, I’m here to guide you every step of the way with transparency, dedication, and expertise.
Since I am bilingual, I also help many clients from China navigate the U.S. real estate market. I take the time to explain the buying and selling process, as well as the tax implications of their investment decisions.
Buying or selling a home is a big step, and having the right guidance can make all the difference. I’d love to be that trusted advisor for you. Let’s work together to achieve your real estate goals!
